By separating the three primary programmatic elements by linear courtyard gardens this scheme closely follows the topography so as to minimize earthwork, footprint, cut/fill, and extent/massiveness of retaining walls in the poor soil conditions. Structurally isolating the compact elements allows for the project to be phased. The split-level configuration minimizes construction area to maintain constraints.

Design charrette for an “iconic” hotel and residential development near the Mayo Clinic in Rochester, Minnesota. A welcoming lobby/restaurant at the base serves as a “living room” for the city topped by a parking podium. The hotel and residential “blocks” are separated by generous conservatory gardens. The program emphasizes health and well-being through sustainable strategies and holistic living amenities.

Conceptual design and presentation renderings. Developed project presentation. Consulted with renowned structural engineer on structural conceptualization.
The masterplan includes five 50-story residential towers arrayed alongside a large public park, which covers a parking area connecting directly to building lobbies at base.
Generous floor-plates offer a mix of residential unit sizes with the ability to combine adjacent units for larger configurations. Layouts include required shelters, large living and dining spaces, and outdoor terraces.
The facade incorporates vertical solar shading devices on the East and West facades and horizontal shading devices on the South-facing facade.
Each building incorporates multi-level units near the top and multi-tiered outdoor rooftop terraces, hosting bars, restaurants, and lounges.
